EXCEL COUNTIF Help Needed

Hello All-
In a bit of a jam and cant seem to get the result I need for a report.

Need to count the total occurances of an address in a range. The issue is the address has several variations ex. (123 Main St., 123 Main Street, 123 Main).

I used:
COUNTIF(<Range>,"*"&Text&"*")

SUM(LEN(<RANGE>)-LEN(SUBSTITUTE(<RANGE>,"Text","")))/LEN("Text")

Neither returned the correct occurances.

Is there a way to identify the text by just the cell ex. A6?

According to me, you are committing some mistake in the formula for the particular technique that you trying out. Here, have a glance at the following threads, just check out if the formula is proper and also, make sure that you are doing the proper steps:
